Landlord Fee Information
Let only service is the first month’s rent which includes the following:
- Advertising and general marketing of the property,
- Finding a prospective tenant,
- Drafting a tenancy agreement,
- Inventory check in.
Let and rent collection only is 6% of the monthly rent and two weeks rent (monthly rent times 12 months divided by 52 weeks rounded to the nearest pound) for the introduction fee for each tenancy (finding a tenant), which includes the following:
- Advising as to the likely rental income,
- Advertising and general marketing of the property,
- Finding a prospective tenant,
- Interviewing prospective tenants,
- Drafting a tenancy agreement,
- Registering security deposit with a deposit scheme,
- Inventory check in and check out,
- Rent collection from tenant,
- Processing and paying the rent money (after commission deducted) to the landlord,
Let and full management services is 8% of the monthly rent and two weeks rent (monthly rent times 12 months divided by 52 weeks rounded to the nearest pound) for the introduction fee for each tenancy (finding a tenant), which includes the following:
- Advising as to the likely rental income,
- Advertising and general marketing of the property,
- Interviewing prospective tenants,
- Checking references and obtaining a guarantor for the tenant when necessary,
- Drafting a tenancy agreement and renewing the agreement when necessary at the end of the term,
- Liaising with the Landlord’s mortgagees when necessary regarding references and tenancy agreement,
- Registering security deposit with a deposit scheme,
- Registering the tenant’s details with the relevant utility bills,
- Inventory check in and check out,
- Rent collection from tenant,
- Processing and paying the rent money (after commission and any expenses deducted) to the landlord,
- Regular inspections of the property carried out on a quarterly basis,
- Co-ordination of repair and maintenance including arranging for tradesmen to attend the property and obtaining estimates, supervising works and settling accounts from rents received,
- Making payments on behalf of the Landlord from rents received for the costs in managing the property,
- Carrying out a full inspection of the property at the end of the tenancy and dealing with matters relating to wear and tear before releasing the tenants deposit,
- Collecting and forwarding landlords mail,
- HomeLet Rent Guarantee Scheme (optional additional charges may apply), we are offering to our landlords to protect against loss of rent including legal cost.
Sales Fee information (per property)
1% of the gross sale value.
