At OMG ProLet Ltd, we place great importance on transparency and delivering the best possible customer service. Below are the charges that you may be liable to pay before, during, and after your tenancy:

Rent and Deposits

  • Rent: As agreed in your tenancy agreement.
  • Tenancy Deposit: Up to 5 weeks’ rent, protected in a government-approved scheme (TDS).
  • Holding Deposit: Up to 1 week’s rent (to reserve the property). Holding deposit terms apply.

Use of Deposits:

  • Any deductions from the deposit will only be made to cover actual, reasonable costs incurred due to:
    • Damage to the property beyond normal wear and tear
    • Unpaid rent or bills
    • Breach of tenancy terms
  • If the tenant fails to give proper notice, or terminates early, costs may be deducted from the deposit up to the deposit value.
  • If the actual cost exceeds the deposit, the landlord may pursue the tenant separately for the remaining balance.
  • All deposit deductions will comply with the TDS dispute procedure and statutory requirements.

Utilities and Services

Tenants are responsible for payments relating to:

  • Gas, electricity, water, and other utilities
  • Council tax
  • TV licence
  • Telephone and broadband
  • Any other facilities or services you choose to use during your tenancy

Default Fees

  • Interest will be charged on rent payments more than 14 days overdue.
  • Interest rate: 3% above the Bank of England Base Rate, calculated daily from the 15th day after the rent due date.

Lost Keys / Security Devices

  • Any lost keys or security devices will be charged at the actual replacement cost.

Early Termination (Tenant’s Request)

  • Tenants may request to end the tenancy early.
  • If the landlord agrees, tenants may be responsible for reasonable costs incurred to re-let the property, unless exercising the break clause stated in the tenancy agreement.
  • After the first 6 months of tenancy, tenants can provide 2 months’ notice if exercising the break clause.
  • Costs for early termination may include advertising, tenant referencing, and any loss of rent until a new tenant moves in.

Contract Variations

  • Any changes to the tenancy (amendments, novations, or new occupants) will incur a £50 administration fee.

Tenant Rights

  • OMG ProLet Ltd fully complies with the Tenant Fees Act 2019.
  • Tenants have the right to:
    • A safe and habitable property
    • Protection of deposits via a government-approved scheme
    • Receive a copy of the tenancy agreement
    • Challenge unfair fees or charges
    • Raise complaints via The Property Ombudsman (TPO)
  • Under proposed legislation, such as the Renters’ Reform Bill, tenants will have further protections, including limits on eviction notices and stronger safeguards for deposits and complaints.
  • Where new legislation affects notice periods, tenant rights will prevail.
